Building Inspections

Scheduling

All building inspections need to be scheduled by calling the Building Department at 515-727-7778. In order to allow ample time to plan our schedules we ask that you contact us at least 48 hours prior to desired inspection time.

Please leave a message if we cannot answer immediately, and leave the following information:

  • Project address
  • Type of inspection needed
  • Contact name and phone number

All inspections are scheduled on a first come first served basis between 8:30 a.m. - 3:30 p.m., Monday through Friday only.

Required Inspections

The following is a list of required inspections, this is not a full list and other inspections or documentation may be required at any point at the Building Department's discretion.

  • Perimeter Erosion Controls in Place
  • Footing
  • Foundation
  • Plumbing Under Slab/Service
  • Plumbing Rough-in
  • Electrical Rough-in
  • Framing and Mechanical Rough-in
  • Sidewalk, Driveway Approach and Curb Cuts are scheduled through the Public Works Department (515-278-0822)
  • Final Inspection for Certificate of Occupancy (CO)

Things To Know

Concrete cold weather practices are required when the temps drop below the following flat work 32 degrees, walls 25 degrees. Concrete shall not be placed if the temp is predicted to drop below 10 degrees F in the next 24 hours, concrete inspections will not be scheduled. Concrete shall be protected from freezing for 48 hours after placement.

Soil tests and other engineering may be required. It is the responsibility of the contractor to find out and have any required reports before footing inspections.

Plumbing Policy

Construction water is now included with the single family building permit. An angle locking meter valve is still required by the plumber upon rough-in completion. If you have any additional questions or concerns, please contact the Johnston Water Department at (515) 727-7772.
